So various asset classes have different break points at which you could be more passive in nature.If the investor is inexperienced and wants to do MF then maybe they take that 1 million and instead break it up into multiple sponsored deals to spread risk.

I'm sorry if this is the wrong forum but I have a question for all the Fort Campbell / Clarksville,TN / Oak Grove, KY area investors.I admit upfront that I am very new and inexperienced at this but I am hoping to pick the brains of some of you with a bit more knowledge.I live over in Oak Grove 3 minutes from I-24, 5 mins from WalMart and 10-15 mins from Fort Campbell in a solid B neighborhood where a 3/2 SFR w/ 1300ish sq ft rent for 850-900 per month.There are 2-3 REO properties that don't look like they are in that bad of shape that have been on the market for 60+ days with the banks asking less than 60k.

In residential they might be a larger fish but in commercial a small and inexperienced fish so lenders who want to do a a loan and sellers who would want to sell tend to see the buyer as more risky and work.
