I guess the fear comes from inexperience and limited current knowledge.

It took 6 months for us to just pull permits - partly due to a difficult municipality where I live, poor guidance by my consultant and contractor, and also my inexperience with the 203k loan in general - and I was finally able to move in 3 months after that.

What I lack in experience hails in comparison to what I am prepared to do.

But i am also fearful because of my inexperience and don't want to put my family in jeopardy if I fail.

My take as a rehabber landlord: contractors are often middlemen, and seem to function best for homeowners who cant manage their own rehab projects because of inexperience and they have a life.

The problem is I don't know how I should go about purchasing these rentals. from what I have heard on the podcasts purchasing foreclosures can be very profitable not only in cash flow and appreciation, but in experience (acquisition, rehabbing, contractor relations, and networking). 

Due to inexperience with real estate, we are looking for a market that we can drive to within an hour of our house.
