There are two basic concepts how the work is contracted: all inclusive (a flat rate per season) or a rate per push (sometimes per inch of snowfall).

I don't know if you meant for your list of inclusions to be complete, but you did not include Maintenance (this should not be the same account as CapEx) or Vacancy categories.  

What assurances do you have that Canada Post will renew and simply not install a super box and close the local post office as they've done in may other Prairie hamlets - my parent's "home towns" in Manitoba have lost their post offices (and one of them has a larger population than Conquest) and mail is driven out from a larger centre each day to a Superbox where the grain elevators once stood.Is the $784 in rent inclusive of GST (or is that being charged on-top)?  

Will it possibly draw attention to the property for possible inclusion?

Does anyone know of any gov't paid rental programs (not Section 8) where I can provide all inclusive rentals to special needs individuals (hearing impaired, blind, etc) or vets and rent these single family homes by the room to these individuals.
