You can list off all the fees you want, but buyers don't believe the value and price of the service are in line with each other and would not pay it in a free market.

If the agent is doing the marketing, finding the potential buyers and possibly working with other agents to help you secure a deal then I would still charge 2.5% for my listing services and 2.5% to any buyer's agent. 

I looked into the town of Catskill itself and what stumped me was the requirement for the host to be available within 30 min by automobile while occupied.

And if not then why should an investor use your service at all?
