The stock market, gold, Bitcoin, and most real estate are all at all-time highs.

If you get in with a locked in company that's in it for the long haul, your success and being taken care of are gonna be pretty high.

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

I like SFH in the A-B area rent it you do the  upkeep  doing as much as possible your self to help max your rent out .I like to pay down the note as fast as possible .If in a C-D area I would flip the SFH wash your hands of it.SFH are generally easier to unload if you get in a cash crunch, I like staying in the first time home buyers level of a SFH  keeping it in a hot zone .If I were a BIG fish I would do deals at various level's of course after  doing the home work .

Nonetheless, I highly recommend just sucking it up and moving into a property with a VA loan.

Ironically, high income earners can make more passive income through tax mitigation than they can through buying high cash flow deals in nearly every situation. 

In the past two years we have completed over a dozen flips, We are holding 20 rental units self managed and 2 self managed Air BnBs.

These homes may be dated, but they can be decorated to a high standard.

This deal looks really solid to me, but I have only been looking at rental properties as high as $600,000 in discussion with my lender.
