Even thought I am thankful to have had the experience my heart is not fully into being a landlord. 

There's a lot that can wrong, where having someone who's sole job is to shepherd a transaction from start to finish with your financial best interest at heart is a powerful thing.  

In my heart I think people still want to own their home and build a life. 

@Chris Tiff - First, a hearty welcome to the BP community.Secondly, as a New Yorker and Long Islander I feel your pain as described.I hear you loud and clear regarding high prices and yes, rightly so, you were taken aback with the prices seen in SC, compared to NY.Actually, In 2013 I took the same path you are now pondering, in purchasing properties out of state.

But in my heart I knew that wasn't the correct answer.  

My heart is in helping people see things from a different perspective, than offering tactical advice.

Although my heart is in teaching and i love my job.

BP podcast of coarse, Steph Davis- if you want to wholesale I have spoken to her and her heart is definetly in the right place The Clever Investors- they have good fix and flip rehab contentJosh Cantwell- seems to want to be like the bigger programs but provides good info mostly lease option with Ballons Dawn Rickabaugh- has some of the most up front, easy to understand content for Seller Financing and Note InvestingRon Legrand- many may disagree but the niche he teachs is one of 2 that many of the more successful investors in my area do and that is mortgage assisgnments(getting a deal negotiating to by on terms but assign the terms for a fee) There are many more both good and bad but my point is to avoid listening to anyone who spoke of real estate as a get rich quick scheme.

The fact is, while I am a salesmen at heart, I have never had any interested in being a real estate agent/broker, I only got my license so I could get involved in real estate and learn the business.My current plan is to initially start flipping houses.
