My deals have been via networking or being in neighborhoods and getting leads from word of mouth or taking to people in target neighborhoods. 

I’ve started asking around word of mouth but if anybody has any insight into how to find warehouse spaces, it’d be greatly appreciated.

Word of mouth referrals will lead you to the best property management company. 

That property led us to another duplex Arbitrage 2 doors down just from word of mouth between neighbors, and that unit brings in another 26k Net.

Is there a section on the website for meetups or is it just by word of mouth in the community?

Other investors could give you word of mouth referrals for who they work with and like. 

Word of Mouth, Meetups and cold calling are the best ways.

Rhode Island is still in a state of emergency, in the middle of a housing crisis and is a tenant state. i would do my best to make it work with them, if they get a bad taste in their mouth they could just stop paying and eviction could take forever.
