Second, you learned what I learned when I started off - cash flow is great, but it's not that passive and $100 a door per month is $1,200 a year when I could easily just grab a commission from the license I got and reinvest it (yes, there are differences in taxes and passive/active but you get the jist).

Once inside the 2 girls start giving this sob story about being scammed by an agent who rented the house here and show a receipt ( hand written note) trying to prove their bogus story.

I have also had them where I stopped over before every showing and grabbed the dog, put it in my car and then followed the potential buyers and their agent through the house like a hawk (That's what the client wanted).

@Ericka Grant,We had a similar situation, young girl LOVED the place, signed contract, paid deposit.. then the day after the lease started, she told us her dad did a search, and said there were too many sex offenders nearby, and she wouldn't move in because she was afraid now (she saw it twice in person, no concerns).

Consider grabbing a newbie realtor who's hungry, have them let you into places/fill in the blanks in a solid contract, and trust more in yourself for decision making.
