Turn's out I know the fund, and informed them who the actual fund was, and there eye's got big in surprise but also thinking $'s would rain from the sky.

I wouldn't be trying to pull the wool over their eyes. 

Just go in with both eyes open.

If it's been listed for 100 days, do you think other investors in the area are keeping an eye on it?

Nothing to cry about, just keep an eye on it. 

The larger the spread between the cap rate and the cost of debt, the more leverage I'd use while keeping an eye on overall risk balance.  

Are you eyeing the vibrant real estate market of San Antonio for your next investment?

It helps to have another set of eyes on evaluating the deal since most of the lenders I've worked with won't lend on the project (because they want to protect their own investment) if they don't think it'll be a good deal for the buyer.  

I'll keep in eye on that, because I think it's been kept as it is since it was build.
