Its computed as debt / basis, and since basis goes down over time as depreciation is applied, that fraction can get bigger.All the income must go back into the IRA.

@Patrick Desjardins on another note I think JV ing notes is highly risky.. fractionalizing interest in notes if they go bad can lead to all sorts of problems ESPECIALLY seconds..

There is a NP 2nd mortgage on the property that I would like to either purchase or negotiate a lien release for some fraction of the unpaid balance, prior to the DIL.The 2nd lien has no equity backing and the last AOM that I can find lists an address that is no longer current.
