Choosing areas with good infrastructure to significantly increase housing via zoning changes can make a much bigger impact on the housing shortage.  2 units per 1000’ foot of lot size allows larger unit counts that can be built much cheaper than building one small unit at a time.

I'd look at markets where you can not only build but you can build with enough equity to BRRRR out of the property and preserve cash. new construction is just one strategy. in columbus there are about 12 submarkets that you can do this in. we define them by their school districts. some you can build and get 40%+ equity like hocking county which is a vacation rental market for airbnb. some 500 square foot cabins are going for $350k there it is absolutely insane. chart below shows it all. this is for columbus ohio submarket analysis.

After more than 18 years Buying, Rehabbing and selling (flipping) or Refinancing and Renting, I spent a year working with a builder who built and sold or held more than 100 homes a year.While I knew he had a 14,000 square foot home and was clearly doing well, I had no idea that he averaged $100k per home.
