Such a deal will insulate you from getting caught up and put in a bad place by market fluctuations that are coming (sooner or later). 

The interest rate will then fluctuate after 10 years based on the economy BUT it is capped at 2% rise per year.

KC is smaller and always seems to be a little bit more mild when it comes to the fluctuations, but otherwise they are very similar.  

Market fluctuations mean little to my plan. 

Yes our overall Canadian economy is heavily dependent on oil dollars but markets across Canada vary greatly along with many other factors.Also Asian investment is getting stronger not weaker and much of this investment is long term meaning even if this slows down the market will simply hold or fluctuate maybe 5% and then climb again. 

We real estate investors have hammered insurance companies at various times in the last decade and rates and products can fluctuate greatly. 

I recently did a calculation on monthly mortgage payment comparisons for houses 300-600k town to town based on tax rates (they fluctuate quite a bit around here).

As the libor rates haven't changed much, I doubt their interest rates would fluctuate that much. 

Or at least the real estate gives you less fluctuations.  

And I fluctuate my prices daily based on demand.
