Some want it paid to you, some want it paid to them, some to constable, some to sheriff, some to the law firm, some to the appraisal district.Payment normally due same day...so nearly impossible to get loans for these.

It is the number 1 complaint when our firm takes on a new client.

I have found that once you have a firm grasp of the basics, the only way you are going to become an expert is to get out there and do it.

Be swift, firm and fair.

At that point, hopefully the seller has a firm understanding of your requirements for an investment and its a simple yes/no response.

That's far from a definitive answer because its an owner occupant and a single family, but I would imagine if you e-mail the house/building department they should be able to give you a firm answer.  

I think especially in desirable areas, even if values don't go up the way they have, they will hold firm - the 'scarcity premium.'

I don't know if giving them suggestions works because they are hard set on the fact that they have been doing it for 20 years and that I am making a bike deal out of something they have been doing with no problem for so long.I just want to be firm clear and not take their BS.Thanks,David
