Our market has exploded in the last couple of years.

If you go down Meridian on south hill all you see is building, Pierce county is going to continue to explode. 

Personally, I think that western Snohomish county is now in the direct cross-hairs for bedroom community spillover from the exploding Seattle market.

Lastly, we think this area of Oregon is exploding and still has a ways to go before it levels out... so, to some extent, we are banking on appreciation.

@Jon Rusnak, you chose a great neighborhood, however prices are much higher than let's say Logan Square or other entry level neighborhoods that are next to the established neighborhoods.An established neighborhood comes with high prices while in the next neighborhood over you might be able to pay half the price and get almost the same rents with the potential of pricing to explode in the next few years. 

Now you're at the point where folks are giving you a lot of cautionary advice and you wonder if your head is going to explode.

I'm worried it might explode to $30k-$50k, then I'm doomed since a house in this area isn't worth that much.

This seems too risky a situation that will be riddled with mines waiting to explode and blow up the deal.

If the highway never comes through, I have the main house, plus the duplex (an effective triplex) to rent out at $1.00 PSF for the foreseeable future in an exploding rental market.
