I cant see buying acers of undeveloped land with 70k..Best thing you can do is take your money and partner with someone whos crushing it and joint venture on deals together.

I've stayed within this niche moving forward which has helped me to focus and find deals easier due to my familiarity with the niche as a local investor. 

Some of our deals took 1 to 3 years or more but when we landed them ( being that timber is a high profit business) these were 6 figure net deals..

One solution I see some people do is to partner with another investor on a couple of deals where each brings something to the table...more capital, experience, etc.

If you send a bunch of bad deals, people will stop listening.
