I am starting my business as a wholesaler, and as it grows, I will do fix & flip, buy and hold, & eventually apartment/commercial buildings.I am all excited about this business, because I meet people from every sphere, also being in my mid 50's, I need to build some residual income, to secure my nest egg for retirement.

I'm not one to put all of my eggs in one basket.

I know there's bad eggs everywhere, but I've heard well-to-do tenant nightmare stories too!

All these deals are a side business to grow my nest egg.

@Pat Martin,Much of this depends upon how you stricture the entities.As far as the IRS is concerned EACH "cell" is its own LLC, taxed separately.

I plan to do that until I have a large enough nest egg that I am comfortable not setting aside more money.My ideal property is a multi-unit with all separate utilities.

Now it is time to eat tons of Egg Salad Sandwiches, right?

Maybe flip a couple to get an initial nest egg and then go strictly for long-term cash flow properties.
