I have downloaded several real estate books on my phone and skipped to this chapter but they don't seem to layout the mechanics of the paperwork in a way that it protects the buyer and seller.

Its free if you have an Iphone :) and I'm sure if you use android you can download an app that can edit your video aswell!

HUD usually has a downloadable property condition report available online that can be helpful, although some of them are fairly cursory.

I would also download and listen to the podcasts.
