If you are going to be an owner-occupant, want a low down payment, and are planning to do a renovation, the FHA 203k and Fannie May Homestyle loans are your best optionsHow do you know the property is currently upside down on the mortgage? 

Personally I like to do things the "right way" and if you plan is to grow you may be better off hiring it out. 

Make sure they know you plan to publicly point out to the local newspapers, Mayor's Office, and anyone who will be campaigning against them, just how stupid and lazy they are. 

l plan to use that money to start investing in real estate.

We have a decent plan working now, its just a matter of financing and scaling.

I also am planning to meet with my PM on Monday to discuss pain points and better expectations, I would love to hear what sort of expectations you set with property managers?

However, are you planning to do a 1031 exchange, or is this a primary residence? 

If you're working on other projects during that time, it could create an issue, as it would for any employer.Why not be upfront with your boss and let them know you're planning to get your real estate license?
