With so little time you have to devote to RE, you might just consider buying property from a turn key provider in your area.

Local governments devote significant manpower to cleaning up the signs, which violate sign ordinances.

Assuming you're accredited and you are inexperienced with limited time to devote to learning things on your own and going through the trial and error process of gathering experience and a track record I think you're better off investing in crowdfunded deals online.

I've also devoted a substantial yearly budget to continue education, including strategic, legal/title, transactional and very advanced sales and marketing.Lastly, a chunk gets returned by way of charitable activity and contributions.  

How much time can you devote to help your future mentor?

I hate it myself and I only work a few days out of the week and devote all my time on other things that will propel me towards my independence. 

I devote much more time to my personal one on one clients.
