We did some renovations, painted, fixed items and it was looking cute and was ready to rent but things came up after in a series of unfortunate events-- like the call I got from the tenant about animals in the ceiling... so I hired a trapper I to get rid of the critters... and the call a month later about a gross smell coming from the back of the house... which turns out was a rotting squirrel family in the ceiling-- guess the trapper didn't quite get the critters out before plugging the hole where they were getting in. 

A cute little home just down the street with almost half the square footage sold in two days because it was move in ready.

I just bought a cute small (1250 sqf) cabin near Yosemite for my family and as a short term rental.It currently has 2 bathrooms, 2 bedrooms and a large attic space with enough space for one big sleeper sofa and a small sofa.

If you are very good with Excel or similar software and understand the logic of the equations, you can simulate what the calculator does with graphics and everything (not worth the time thought if you don't know what you are doing).
