@Joel Owens My wife listens to Dave Ramsey in the car a lot, so she shares a lot of his thoughts with me that she hears.

I'm going to be keeping this car as my daily driver.- I put down a refundable deposit on a second "fun" car and the car costs $45,000.I think I negotiated well, the average estimated "value" of the car currently is about $50k. 

If you were to do this for the slum lord PM company that manages the duplex next to me you would see junk in the front yard and hear cruddy music blasting from the tenants' car (as I type this). 

What happened to the price of assets, be it a house, a car, a bar of gold? 

When I arrived the tenant was still very upset we were coming to walk through the house and stormed out of the property and yelled at me at my car. A

Cara is right, you may be able to continue to raise rents without putting any money into it.

If it hasn't happened yet, this is probably something of what what you're going to see soon enough:-----------------A buddy will get out of college, buy himself a new car ("as a present") and rent an upscale apartment ("so good to finally get out of the dumps I used to have to live in!").
