The cap rate value will depend on location, structures of the leases with length for term, whether mom and pop, regional, or national tenants, rent increases annually or every 5 years, etc.If the tenants you get to lease up are mom and pop to regional they might not pay the rent per sq ft base before CAM that was used to for the project and profit expectations.

I attended Cam's live event and he went thru using his skip trace report.

All NNN leases and predictable CAM except this past year we had to reseal and stripe the parking lot for the first time.

Just seeing what bites, as time goes on i will focus on what works and branch out to different types of marketing, cold calling, bandit signs, niche lists etc.. what cam you tell me about the RGV market.

(My wife will help, she was a CAM so has rental property management experience).

Yeah - the cost is way higher than having one wi-fi cam but I don't need wi-fi as the footage is saved on a DVR or NVR.
