It just means as a Banker I see the banks money as the way to get rich and save your hard earned money for retirement.If you use your money and fail you are broke, if you use the banks money and fail you sell or find a way to transfer the debt.

This in turn could turn away buyers/delay possession to a buyer who wants the home delivered vacant.

just really disappointing that the loan officer knew we wanted to rent it out and when the real estate savvy guy wasn't there, made the other buyer sign something preventing that. 

A couple options… 1) Coast as is until March for better selling season, more buyers, higher price. 2) Raise the rent at least half way to market.

I never predicted that it will fail.

So short of buying it when you know something is failing it’s going to cost more than not having one. 

i.e. single proper Buyer agreement, exclusive buyer agreement, etc.Does the principal broker her a signed agency disclosure with this party?

There' s a buyer who will credit me the value of the lots towards a finished and tenanted property in their inventory.  

They also failed to make me aware of this form.
