We are renting it short-term in summer, as seasonal holiday rental, which works really well. 

MileIQ is good as well but can drain battery. 

I would require to have all 3 roommates give you a roommate termination for exiting roommate(s) with everybody's signature.

I'm only in the market for properties where the leases can be terminated as I can force some equity appreciation and rent appreciation as well.

There was no way to prevent that from happening but in this case, the trace of mail was enough proof to terminate the lease.Hope this helps.

In the lease it gives the landlord and tenant the right to give a thirty day notice of termination.

listed for $179k the numbers worked - albeit they weren't stellar. after finding the tenant occupied upstairs was almost $300 under market (currently a section 8 tenant) we decided to proceed as upstairs was month-to-month and will be terminated next week.

I have not been in the position of needing to do cash for keys but I certainly think if you both agree to mutually terminate the lease in exchange for cash, there shouldn't be any issues.  

Oh...These are M2M leases, so I can terminate prior to closing.

Another biggie is to make sure you contact the tenant roughly 60 days ahead of the lease termination.
