The amount of mark up could be 10%, it could be 20%, it could be a flat fee, or have a minimum: i.e. regardless of cost of repair, they will charge greater of $50 or 20%.Depending on the amount of steady maintenance your property needs, this can become very pricey.

House is in fairly good shape, built in 1980, tite roof built with permit in Dec 2009 closed in Feb 2010, and one portion of the roof is flat (ugh).

Same in Gatlinburg, I'm guessing, where the threat of wildfire seems pretty high, and if the government were caught flat-footed after a big blaze, they'd be blamed for not foreseeing the problem.

The other 25% $3056 you could deduct in 2023 if you itemize but if you are married filing joint $27700 is the "flat" amount for 2023 that you would need to exceed to make it worth itemizing.

Our Gatlinburg-centric rentals are flat over last year; the further out from Gatlinburg, the rentals are down, some as much as 15%.

My properties are B-/C+, nothing special.Section 8 would be more helpful if rents are trending flat or down, but in a rapidly rising rent market section 8 will reduce your cash flow.
