Do the terms of the lease automatically apply with me, or not because my name isn't on the lease?

I always start with a yearly lease  then once that expires  it automatically goes month to month if they choose not to  sign another  year-long lease .  

I CAN NOT set a lower limit,  that is automatically discriminating based on family size,  a protected class.I have two tiny condos of only 520 s.f. each.
