Building a house is a very interesting process indeed.Most recently we put a steel roof on our residence, which was quite different from typical asphalt roof, that I'm used to installing.Thanks for the question/post, very good topic!

In the middle of the summer if you go out an hour or two after dark in the city it is one temp and you can feel the heat radiating off of the block walls and asphalt streets still.

One winter, the folks who were supposed to be filling potholes would drive the asphalt to a remote location and dump it instead of filling the holes until the city got wise to that.

I don't if the park has gravel or asphalt roads, but either way fixing those can get expense and being in the PNW makes those repairs more likely than say New Mexico since you get far more rain. 2. you'll get more fidelity on this once you see five years of tax record, but if the owner has run this park at a 13% expense ratio, other surprises will pop up.

The contractor filled it back up with dirt but notified me we cannot re - asphalt that part of the driveway till the weather gets better and the soil settles.Tenant told me that the dirt was settling down a bit creating a slight ditch .I asked for pictures and but they never sent .Then two days later at midnight their car got stuck in the ditch and now they are saying they are going to be late on rent since car cost $750 to get towed out .

To sum up a little bit, my current business plan is to get started in this business with wholesaling properties to build capital and relationships that I can utilize in the future to help transition me into rehabbing as well as buy and hold strategies with real estate to create multiple streams of residual income that can hopefully replace the steady paycheck of a 9 to 5 job, speaking of which, I am currently working as a purchasing/ sales associate for a company in the asphalt industry, so I am not new to the buying and selling of products, a skill which I believe will be a boon for me in this industry of real estate investing.
