And I think you may be like many analytical, go-getters like myself, if I have a "To-Do" list that I can check off I feel much better.

The benefit is that their analytics seem to be exactly like those recommended in BiggerPockets.

Zillow, Trulia, etc. all have some information about listing prices, sales prices, etc. along with their analytics around what will happen over the next 12 months.  

I try to use a more analytical approach and get the information about rising costs of ownership/operation of rental property into the hands of my residents in advance.

I love the analytical approach you are taking to compare various markets.

I thinking going with your gut is the final call, after all the analytical work is all done. 

But if all you do is the write 2-4 blogs a month minimum (it's okay to write more 8-10+) you'll start noticing some increased traffic coming to your website.You'll also want to make sure you have Google analytics/search console (formerly webmaster tools) setup on your website.  

I definitely need to educate myself even further on the analytical portion of these deals, but it looks like BP and its members have that all covered, so with some time and patience, we'll get there!
