Would you replace a current functioning 1000 gal septic tank to a 1250 gal tank in order to list my flip as a 4 bedroom as opposed to a 3 bedroom.

I've managed to house hack my way to owning a fully paid-off 2-bedroom, 1-bath, 900-square-foot home valued at approximately $67,500.

I have ample credit history (and the score to match).

We are looking into creating a trust and eventually he might move into the ADU while renting out his three bedroom house (after some minor renovations).

Some of our rents are a touch low yes, but a good number of them are above the area average... it's hard to put all of this into a single post because we have everything from small 1 bedroom efficiency apartments to large 3 bedroom/2 bath homes with additions, big yards and multiple space garage areas. 

I have a great property in PHX that we have listed for sale, but I would be interested in running an RAL out of my house (already furnished, 5 bed 3 bath, single story ranch style home with two master bedrooms and a pool). 

Enlarging master bath: again, this depends on the size of the bedroom itself and still being functional in its smaller format.  

It has 2 bedrooms 1.5 baths on each side.

We live in the front half and airbnb the private entrance 1 bedroom, 1 bath, living room (hotel suite style) back half that is separated by a door that we deadbolt.
