I wanted to reach out to this amazing community because I’m working on something exciting and could use a bit of guidance.For the past 15 years, I’ve been deep in the world of real estate investing, and it’s truly changed my life.

And it’s even worse outside of the summer months I’m sure some local real estate agents will hop on this thread to tell us how amazing the Poconos are, and cite examples of profitable homes (because of course this is bigger pockets and there’s always real estate agents who love to defend their home turf), but any examples they cite are almost certainly the exception to the rule.

This spring I was thinking about turning my airbnb into a LTR as last years numbers were terrible but for whatever reason this year the airbnb is doing amazing.

They find and fix the deals and we sign the checks.The idea was amazing for people whose time is completely eaten up by our employers, looking for a way to create retirement with rental income.However, that is not at all what he did.In reality, he found the crappiest oldest homes ( more like death traps), that no other knowledgeable investor would touch, and upsold them to us for $20-50K more than they were worth, lied about the numbers, and charged us for repairs he never did.

Then getting to your personal assets is far fetched, it is amazing that anyone even focuses on it.I have yet to have ever met anyone who has had a lender come after their personal assets when vested in an entity or hear of someone actually having a loan accelerated for switching into an entity after waiting 6 months of closing on a Fannie loan. 

It's amazing how much of a difference that simple change makes.

New faces were EVERYWHERE and it quickly became a head shaking exercise weekly as we had max bids (and if anything, you'd think an experienced person could go a bit higher than a newbie) since almost certainly we could get it done for less and I was still part time then, even the full timers who could knock em out real quick and efficiently were amazed at how high so many went, there was NO WAY there was profit there.I did the same thing, moved upmarket, but if it weren't for years of experience and years of reading about what those buyers want, not just in near perfect quality, or perfection on the high end, but also the features they want.

I figure even if I invest, and it’s a failure, I’d at least have an amazing place on the East coast to visit.i would love to hear more from you.
