Can I use real estate agency CAR forms and just not check the broker/agent boxes... ? 

As previously said reach out to your title agency for them to ensure that is taken care of

There may  be some smaller agencies that would be interested in buying your services as well.

You could always find your investor another property to take his mind off of this one.At any rate, i'm just offering a couple of points, it ain't legal advice, and it's not meant to circumvent your DB, or the agencies legal team, or the state of FL.

However, Beth Rojas with Agency Title is the best in the area for short sales. 

In addition, since your partner is a real estate agent you can put the agency banner head and his photo on the letter showing that he is a real estate agent.

Brian,I don't have a specific suggestion but I would start with what agency or companies are insuring a lot of rentals.

Also, listing with a flat fee agency makes a lot of agents suspicious from the get go.

Without an expert, you are at the mercy of the condemning agency's expert opinion  Since my attorney refused to use me as an expert, all that was on the table was the $75,000 opinion set by my appraiser.
