My REIA members believe a tenant should have a safe place to live and to have a utility bill that is fair for the size of home, however we are concern if this ordinance is written too vaguely, it will become costly to the members and as a tool for tenants to abuse the system.

(about 5 of them)With these tenants carpets get used and abused hard.So I don't want to pay a premium for a 10 year carpet.I am playing the averages looking maybe for a low quality carpet (5 year) and add a little plusher pad to make it seem nicer.Redevelopment has been happening a bunch in the area so in 3 to 5 years I plan on being approached by a developer.So I want to make nice but not over improved.Out of the 5 buildings 4 have older cedar siding.Instead of putting hardi-plank I was thinking of getting a paint company to replace bad boards with new and then get a paint,caulk,and seal.I figure that would be much cheaper than hardi siding at 7,000 to 8,000 a building.I figured exterior paint would be maybe 800 a building but I don't know how to price it out.The buildings are square with about 5,000 sq ft living space.
