The surfaces in the property were well used and thus had to be refreshed.

Surface level rehabs on larger scale apartments can be done for $7500/door, but this is not a gut.

If the same $20k can get you into 3, 4, 10 houses, then that $20k has more value than on the surface it appears. 

If you don’t prepare the surface properly and apply the finish per the manufacture it will peel.  

On the surface annual cash-on-cash return is approx -$2800 or -1.14%.

On the surface, it looks like I qualify income and credit score wise.

But I am talking the surface fleet, if you go aviation or some other community, you have more station options that are sound as well.Just don't spend signing bonuses or your paycheck on an insanely cool car at 21% APR.

That doesn't make a lick of sense to me, but wiping down the highly used surfaces, that makes sense and we did that before.

In our homes we have people that go in and wipe down most, if not all surfaces, change sheets, etc...This effectively makes our homes safer than going out to stores.
