If there were, you would see some cracks in the foundation, and the slopes would worsen over time, so continue to monitor.Maybe the next time you do a larger renovation, you address the structural issues, but if it were me, I'd likely do anything until that time.

But we have talked about his plans to move out because I told him I was going to either sell or renovate, and that either way I would need the house vacant by Feb 1, 2025 so I was preparing a Termination of Lease letter and AB 1482 popped up on the "form" from the website.

@James KieferRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

In addition, it had a full gut with all-new plumbing, electricity, HVAC, etc... the renovation cost 250K+All projects were done remotely with a back-and-forth arrival to the states.

That does not work and is only for experienced renovators who know their buy box and know they will always go to the studs and redo everything.Just get out in the field, see every dump on the market, take sneak photos to show to a contractor, and get some investor and contractor friends who will be in the ballpark on the costs.
