Perhaps this information is outdated.

The current owner has an outdated and, frankly, not-too-useful website and client list that will convey, but beyond that does not list the property on any sites like AirBnB or VRBO or HomeAway, and relies almost entirely on referrals from other vacation rentals in the area once they fill up.

Dangerous/outdated electrical including hot wires that went who-knows-where, leaky plumbing (water was turned off during initial walk-through).

I think that puts an unnecessary burden on the tenant, because their move out date will not correlate with the date most other landlords will have properties available.

After walking through it, to get it up to our standards we would need to put 30-50k into it right away or asap for renovations on outdated kitchens and bathrooms.

Maybe it was outdated and you upgraded it, forcing the appreciation.

We removed them because the bathroom was completely outdated and setup for elderly people.

As for estimating repairs, simply ask what is broken and what is old and outdated.
