When I first started, I remember how valuable it was to get involved in projects, learn from experienced investors, and build a network within the local community.In the College Station area, there are plenty of opportunities to get your hands dirty and really learn the business from the ground up.

It will still migrate, just into the ground instead of up through the floor.

I can also see the alternative where a new investor would quickly understand the property and earmark costs before getting an on-the-ground GC to walk it. 

This is a ground up development with shallow and larger bay flex space. 

I'm in the process of making an equity deal for my first ground up construction project now with an investor. 

Plus it takes 6 weeks for new sod to establish (for roots from sod to grow into the ground).

Anyone here with experience installing rainwater collection systems either below or above ground on new construction vs drilling for a well? 

People have no concept how much ground that actually is.  

We gave the builder a 25K deposit - but they've only gone out there one day and didn't break ground.
