Separate question, what would insuring over top of it, entail? 

My flips only entail worst case scenario redoing bathrooms and kitchens and other cosmetic stuff new floors, paint job new light fixtures and other simple things .

Usually, this will entail you lending a certain amount of money in exchange for a certain return down the road.

I guess the other question on this would be if banks can call the loan balance due if I was to get added to the title at a later time.As far as things going sideways, what kinds of scenarios would that entail and would we be able to already have a plan in place for something like that?

If it will be 5 or more units and under a commercial loan, the lender may not permit the reduction in income that your use of one unit would entail.  

The true property value is probably around $1.65 and the reason I got the deal at such a good price is because the doctor is moving and had to sell before he could be approved for the next building and this was a 1031 exchange with all that entails.

@Carlos Tavares yeah I agree, the quick buck doesn’t really add up to the monthly cash flow and other benefits holding entails.

Unfortunately that still entails going through all theses other so called "deals" to find such "gem" or "diamond" or whatever you want to call this one in a million great deal.
