I had a similar mindset and started...in the sense I bought house hacks in areas whereI wanted to live and worried a little less about the dollars and sense and just made sure it worked for me!

With your balance sheet and cash, you can put together creative deals without giving up equity and without using your cash but you are going to need to find a market and product which has 7-8% cap rates.I invest in the northeast, Great Lakes area.Diverse economies with education, healthcare as the back bone and tech as growth.In your area, you’ll have to raise way more capital in the form of equity just to meet DSCR with the banks.

He claimed that they had properties ready to sell to me and the 10K was to recover their costs on work that had already been done to prepare the property for me. 

It’s a quick DELETE for me as a business owner.

This increased demand is in areas that all ready have limited supply.Since the rates started to rise, my appreciation forecast has been conservative (as I have indicated in numerous posts) for my San Diego market (I have been underwriting at zero appreciation near term) and fortunately for me the market out performed my forecast.  

Its a long term low cost play for me.

I keep thinking about the "what ifs" and everything because I'm a realest... but I know this can and will be a great opportunity for me to get my foot in the door even if I have to tuck my chin and grind for a year.
