its just Nigerian prince scammers  its all it is.. and they prey on those that are not familiar with how lending works or what realistic rates and terms are..

All of them have to be good and you'd probably gonna kiss a few frogs before you'll find you prince/princess.I highly recommend to read the book "Long distance real estate investing" by David Greene which helped me a lot to make an order in my mind and focus on what's important.Best of luck!

Prince George, Quesnel and Williams Lake areas you can find the 1% rule sometimes, but even there it is tough and the vacancy rate is slightly higher than the island, so it's a push.
