I’m kind of flexitime also during the day as i work from home.I live close to Atlanta/GA.

Had one the other day a nice guy contact me but he wanted to (wheel and deal) with buying a center and then wanted me to manage it for reduced percentage below market so he could higher cash flow.

Use the final day as a free-for-all.Another option would be to tell the tenant that they are depriving everyone else of access to the facilities and that one more complaint will result in their eviction.

If my client wants to place an offer I do it the same day as long as we have time. 

It's exactly what I do; for every day a contractor is behind I charge them a penalty based on the contract sub-total (larger jobs will have larger penalties); I explain to them EXACTLY what will happen if they fall behind and have them sign the contract if they agree. 

But my rentals have a turnaround time as little as a day, a month at the most.
