@Steve Vaughanis asking you to have some humility and grace, and lose the arrogance, give more and demand less.Steve is one of the most unselfish and creative finance solutions posters on BP, and look at his posts to vote ratio.Don't be so demanding here or insulting or you are going to lose BP friends.Marketing to Sellers and having many solutions for their problem is the key to my philosophy: many problem sellers hate the idea of renting their house, so I use sub2, installment sale, wrap purchase, etc. as a tool for acquisition.And I am a "belly button to belly button" sales person, utilizing not only creative financint but financial planning and estate planning tools.People buy from me (my solutions) because they like and trust me, and I have 100s of testimonials from very happy sellers.I like expireds, cancelleds, long days on the market, FRBOs, evictions, cooperative rehabs, etc for marketing to sellers.My good friend @Dev Horn says it best: Be a Solutions ProviderAnd yes, you can list it as an agent for Creative Financing, with a Creative Listing on the MLS, and make 3% from the buyer, keeping within the brokerage laws of your state.Best of Luck, Jeff.

@Sam Sciasciathe only people agreeing with your rates of return are insurance agents and insurance executives who get paid commissions off of gullible consumers.A 3.5-5.5% tax free return in RE is poor.I know investors who have locked in guaranteed lease income off their properties at rates of 9-10% without mortgage leverage.Your opinion would be partially believable if there were You Tube testimonials from people owning policies for 20+ years who benefitted.
