@Rick Albert Thanks Rick that is a good point they were MLS properties, my point about the REIA was more so to bring the property in front of the Agents in the group that work with traditional buyers that maybe haven’t had luck finding homes on MLS either due to budget or competition 

OKC (I always pick on this market) I might use 1-1.5% a year.Renovation Scope & Budget:Break down the renovation budget per unit and scope of work.Identify whether renovations are light ($5-10k per unit) or comprehensive ($15k+ per unit).

It's better to hire someone else to handle this, but that doesn't seem feasible because you don't decide what should or shouldn't be done if the budget is less than $500.

I did a local renovation where I was onsite at least once a week and I went over budget by more than $50,000 but because California properties appreciate or at least hold their value.If you can find a way to invest in the LA area or within driving distance you have a lot more control than buying 2000 miles away and doing a renovation from far away.

Of course, there are a few guys backed by hedge funds with basically unlimited budgets. 

Not sure it’s in the budget to add any more gold fixtures or a new island to the kitchen, but I may replace the towel rack in the bathroom.
