Have you obtained any detailed cost/benefit analysis quote?

You diligence needs to be trying to pull out if your operator has some competitive advantage that will let them eke out marginally more returns for you, to more than offset the additional fees you are incurring.Of course, with a 1031, the analysis is slightly harder, because you have to factor in the tax savings you are getting through your 1031, relative to taking sale proceeds as taxable and investing in a group that may have lower fees.

It's a facts and circumstances based analysis and documentation is key.The general theme of this thread dealt with the former, not the latter. 

So my question is, where can I find analysis tools or spreadsheets that I can use to work out the numbers and put together a formal/semi-official/convincing package to present to the prospective investors?  

I have also been looking for my first investment property in the South Jersey area, and have been doing a lot of "driving for dollars" and deal analysis for properties in Oaklyn, Bellmawr, Audubon, and Riverside. 

Would that change anything in your analysis?

I'm new to REI and have been stuck in the "analysis paralysis" stage for a while now.

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.

@Eric Yu & @Todd Goedeke just went back to my initial analysis, and it looks like the 50% CoC I noted in the initial post was only looking at the downpayment (didn't have any closing costs on this one).
