@Chase Keller - I looked at that, but it wasn't ACA compliant so I would pay a penalty and for me I think it was $18k a year so not worth it

But pls note, they usually look for more bedrooms so that can make some profit and you may need to do some house modifications to align with their interests as well as to make it ALF compliant.

If you are installing on a concrete slab that is level and in good shape less than if you have an old uneven subfloor and have to lay concrete board down first.

Glass block windows are good.Looks like there is central air.Someone may have to deal with sidewalk out front. concrete is missing in front of the treeDriveway needs a look, looks like the asphalt need repaired/replaced.Roof needs a closer look.

If on a concrete slab I would seriously consider a metallic epoxy finish.
