@Chase Keller - I looked at that, but it wasn't ACA compliant so I would pay a penalty and for me I think it was $18k a year so not worth it 

But pls note, they usually look for more bedrooms so that can make some profit and you may need to do some house modifications to align with their interests as well as to make it ALF compliant. 

We want to put in a concrete patio to cover part of yard but need ideas for rest of yard.Can Anyone recommend ideas with our $2000 budget, pictures of your projects would be appreciated!

My PM told me that they cannot take care of the house any more, the dogs pee inside, The carpet needs to go, the concrete needs to be treated.

There was little plumbing involved (other than a water line for the washer) or structural changes needed (there was a concrete slab already where the patio was).

Which leaves me to do the repairs inside - refinishing 2200 sq ft hardwood and concrete floors, repairs to 2 bathrooms and gutting a 3rd, as well as lighting, entirely redoing the kitchen, painting walls and sundry others. 

I have found it harder to find someone to build a four-plex because ADA laws come into play.

If you are installing on a concrete slab that is level and in good shape less than if you have an old uneven subfloor and have to lay concrete board down first.

Glass block windows are good.Looks like there is central air.Someone may have to deal with sidewalk out front. concrete is missing in front of the treeDriveway needs a look, looks like the asphalt need repaired/replaced.Roof needs a closer look.

If on a concrete slab I would seriously consider a metallic epoxy finish.
