I think the best you can do is add a few accent walls in the bedrooms and make it less neutral. we paint everything white in our new builds and very neutral as well as do higher end simple painted accent walls and trim walls to help make the house a little different. if you really want to sell I'd get a interior designer / stager and spend 5k with a way more experience agent who sells new builds. we are licensed if you can't find someone. the way I market is very different.

So, agree with @Nathan Gesner about letting the tenant prove there is unhealthy mold issue.Will point out though, that there is probably mold behind the shower tile walls.

A good broker can communicate between multiple lenders and often times has established relationships within the C-suite levels of multiple lenders that they can make calls on your behalf to "shake some trees" and get things processed not just in a timely manner, but in a manner that is on time based on what you are trying to do.Unfortunately it is not uncommon per se, but knowing where these hang-ups tend to happen and how to time everything based on lenders timelines and processes is where it can be helpful to have 'go to' lenders that you are familiar with, and they are familiar with you to help get things done.Good luck though, happy to help where/if I can.

Hi Ann, like you, when it's my money or my responsibility, I'm a controlling type as well, but where you might walk away only giving suggestions, I sometimes hang around longer....The problem is that if you have say XYZ Mortgage or XYZ Capital Lending as a lendinging entity, making loans, you're considered a lender, not a real estate partner investor.
