I would only want the loan to be for 110k..LOL, like I said, I'm familiar with the court to a program, housing, them getting tagged with expenses, they volunteer, have credits on their bill or at least a favorable progress report trying to get out of their situation of being somewhat in limbo.

And it didn't cost him a penny.Though much less creative than the above, my wife and kid and I have plans to get tee-shirts with our company logo and slogan and wear them while volunteering around town offering services where distressed homeowners might congregate, such as soup kitchens or food banks.

The difference is that the sub-groups are generally run by volunteer members of the REIA, not the management of the REIA (there's not much money in sub-groups, so why bother :).Btw, for anyone in the Baltimore/Washington area, there is a fantastic (and free) Meetup group (BWI Meetup) that is better than any REIA I've ever been to.

They mentor you because they want to see you succeed and generally speaking, their relationship with you extends past just the mentor/mentee relationship.It sounds like you're looking for someone to volunteer their time to help you succeed.
