Without going too deep into my personal situation I’m active duty in the Military and I’m about to re-enlist and fortunately for me I can receive a bonus.

I am NOT going to buy custom blinds for this house so my two options are 1. install three standard sized blinds in the window to fill the window space OR 2. install a long heavy duty curtain rod and either put up some neutral (cheap) curtains or allow the renter to put up their own curtains. 

The problem is that some property managers slack off, falling short of their duties.

They work on our flips and they also handle the day to day maintenance issues that come up in the PM business.None of this stuff I mentioned is really unique at all, but are all vital for us to keep growing.

Most "trash collection services" look pretty heavy duty for my puny apartment building.  

We are not looking to take on additional PM duties or provide ownership interest in our units so I have not looked into it but based on your synopsis I would feel fine at a 5% stake.
