I can't find virtually any properties that cash flow at all, let alone what they are getting. 

For onboarding we use our virtual assistants to do all the on boarding.

Self manage returns can be 20-30%+.I do have clients who fly in for showings, or do virtual showings and fly in during inspections, and I have some clients who never come in at all!

The maintenance/cap ex is too low.  20% total for both together will be closer.  1% properties at current rates  do not cash flow in virtually all markets.  

Considering that the companies that control the real state listing market makes acting in unison in order to make it virtually impossible for a onwer to sell his/her own property.
