I run a large virtual call center for Real Estate.

Unless of course, the taxpayer shows material involvement and claims to be a real estate professional, spending 750 hours per year.Employing a property manager to manage out of state properties makes it virtually impossible to stay actively involved and spend 750 hours. 

Virtually no one wants 15 unit, 6 story structure, with 15 units next door to their SFH.

Remote can be...Marketing, Lease Signing, Lockouts (install coded smart doors), background checks & screening, Virtual Tours, Payments (online or ACH debits)Live In Person (local team)...Showing units, Posting Notices, Evictions, Dealing with Complaints (some need live interaction), Maintenance Calls, Property Condition Tours, Meeting Utility Companies, Meeting Contractors, verifying Contractors work, Live personal touch with residents (can improve tenant relations depending on property), Cleaning, Turns, Police CallsThrough the years, I've learned that there are places to save money and places to invest. 

A Texan can literally own a million dollar home and it cannot be touched from virtually anyone this side of the mortgage company and the IRS.  

So far I found a couple people but not someone independent yet.Correct, this would be a private placement.Posting on a crowdfunding platform is not the route I wish to go as I plan to make my Series offerings on my own platform.The key that I am seeing so far is that most (virtually all) brokers/RIAs do not have the software in place for handling fractional real estate.

I am looking to hire a virtual cold caller.

Another option might be virtual staging where furniture is added to the pictures of the home for advertising purposes.
