Before the project thinking of what the investor can do personally to cut down on costs then in the end paying OOP for said repairs you thought you’d have the time to do...As long as you learned man, then I’d say it’s a victory.

I'm thinking about sending him a warning notice or simply a text message, but I don't want to upset him. 

They taught us that all debt is bad, if you have cash pay everything in cash, and once you become a little bit successful keep a low profile so you don't upset anyone who are not as successful as you.

People KNOW that date- but if you change it or pull earlier people are incredibly upset when it comes up earlier than they expected. 

In my area of CT I can get an extra 200-250 for a 3bed over a 2 bed unit and I imagine that CA isn't much different in that regard. 3 bed units will usually command a higher premium and while some will be upset that there isn't another bathroom, someone will usually come along and settle with the extra bedroom vs having another bathroom at a similar price point.

I reached out to the scammer yesterday as a would-be borrower, and I couldn’t of been more upset than when this person responded with my name as their email. 

The appraiser gets hard to deal with because she's "essential" and she's upset that she has to work from the pictures my tenants took instead of walking through their unit and I can see things going sideways.
